House Rules & Terms
“Freedom & Responsibility”
Welcome to Nova Karma.
Our philosophy is simple: freedom with responsibility. We curate calm, beauty, and comfort; you enjoy the space as your home and care for it as such. By confirming your booking or entering the property, you agree to the rules and terms below.
1) Booking & Payment
Reservation: A booking is confirmed upon receipt of the deposit or full payment and written confirmation from Nova Karma.
Deposit: 50% at booking, balance due 14 days before arrival (unless otherwise agreed).
Security Deposit: EUR 500 (or IDR equivalent), pre-authorized or paid at check-in; released within 5–7 business days after check-out if no damage, loss, or breach.
Rates & Taxes: Nightly rate includes standard taxes unless stated; extras (transport, activities, add-on services) charged separately.
2) Check-In / Check-Out
Check-in: from 3:00 PM | Check-out: by 11:00 AM.
Early check-in / late check-out: subject to availability and fee (typically 50% of nightly rate).
ID Requirement: All guests must present a valid government ID/passport for local registration.
3) Occupancy & Visitors
Maximum occupancy (per listing):
Petitenget / Bayu Karma: 10 guests
Lingga Dua: 8 guests
Rive Field: 4 guests
Only registered guests may stay overnight. Day visitors allowed by prior notice and management approval.
Subletting or commercial use (events, shoots, workshops) requires written consent and separate fees.
4) Care of the Property
Treat the villa, furniture, art, décor, and landscaping with care.
No moving heavy furniture or artwork without approval.
No confetti, glitter, colored candles, or fireworks.
Use coasters and placemats; wipe spills immediately; do not place hot cookware directly on counters or wood.
Pool towels ≠ bath towels; avoid staining linens (self-tanner, hair dye, oils). Replacement at cost.
5) Housekeeping & Maintenance
Regular housekeeping is included (light daily tidy; linen change every 3–4 nights).
Additional cleaning, laundry, or turn-down can be arranged at cost.
Please report issues promptly; management may access the property (with notice where practicable) to inspect or repair.
6) Noise, Parties & Events
Quiet hours: 10:00 PM – 8:00 AM (respect neighbors and the village community).
Parties/events: not permitted without written approval. Breach may result in immediate termination and forfeiture of payments and deposit.
7) Smoking, Vaping & Substances
Non-smoking indoors. Smoking permitted only in designated outdoor areas; use ashtrays.
No illegal substances on the premises at any time.
8) Pets
Pets allowed upon prior request only.
Pet rules: no pets on beds/sofas, bring own bedding, clean up promptly; any damage or deep cleaning charged at cost.
9) Children & Safety
Children are welcome but must be supervised at all times, especially near the pool, stairs, terraces, and kitchen.
Pool safety: No lifeguard on duty. No glass near the pool. No diving or running on wet surfaces.
10) Pool, Garden & Utilities
Pool is maintained regularly; occasional leaves/insects are natural in tropical settings.
Please help us conserve water & electricity: switch off AC when windows/doors are open and when leaving the villa; set AC to 24–26°C.
Bali can experience occasional power or internet fluctuations; we’ll assist promptly but such outages are beyond our control.
11) Kitchen & Appliances
Kitchen is fully equipped for normal use.
Keep burners attended; ensure appliances are turned off after use.
Do not dispose of oils or food waste in sinks. Use bins provided.
12) Waste & Sustainability
Please separate waste (general / recyclables) following villa instructions.
Do not litter in the garden, rice fields, or public areas. Respect local wildlife.
13) Keys, Access & Security
Keep doors/windows locked when away or at night.
Lost keys/remote charges apply (typically EUR 50 per item).
Management and staff may access the property for housekeeping/maintenance with notice when practicable.
14) Damage, Loss & Extra Cleaning
You are responsible for any damage, loss, or extraordinary cleaning caused by you or your party.
Charges may include repair/replacement at cost, labor, and downtime if applicable.
Indicative fees (may vary by villa):
Extra deep cleaning: EUR 60–150
Stained linens/towels: EUR 15–60 per item
Missing items (towels, adapters, etc.): replacement at cost
Professional repair (furniture/art/appliances): at cost + service
15) Concierge & Optional Services
Included: daily light housekeeping, basic amenities, local tips.
On request (fees apply): airport transfers, private driver, in-villa chef, massage, tours, grocery pre-stocking, babysitting (subject to availability).
16) Health, Liability & Insurance
Guests are responsible for their own health, travel, and belongings insurance.
Use of the villa, pool, and all facilities is at your own risk.
Nova Karma, its owners and staff shall not be liable for accidents, injuries, illness, theft, loss of personal items, or events beyond reasonable control.
17) Compliance with Laws & Community
Respect local customs and the Banjar (village) rules.
No activities that are unsafe, unlawful, or disruptive to the community.
18) Cancellations & Changes
Standard policy (example):
Free cancellation within 48 hours of booking if check-in is at least 14 days away.
50% refund up to 14 days before check-in.
No refund within 14 days of check-in.
Date changes subject to availability and current rates. (Custom hosting platform policies may apply; see your confirmation.)
19) Force Majeure
Nova Karma is not liable for cancellations or interruptions caused by events beyond reasonable control (e.g., extreme weather, utility failures, government actions). In such cases, we will work with you in good faith to reschedule where possible.
20) Breach & Termination
Material breach of these terms (e.g., unauthorized events, smoking indoors, neighbor disturbance, illegal activity) may result in immediate termination without refund and forfeiture of the security deposit.
21) Privacy
We respect your privacy. CCTV may monitor external access points for security. No cameras are installed in private interior areas.
22) Governing Law & Dispute Resolution
These terms are governed by Indonesian law.
Disputes should first be addressed amicably; if unresolved, the parties agree to mediation in Bali, and, if necessary, arbitration under Indonesian rules.
